Where does the data come from?

Official government property registries: HM Land Registry, DVF, the Dubai Land Department, US county assessors and recorders, and their equivalents in Ireland, Singapore and Taiwan. Sixteen sources, refreshed monthly. Nothing is scraped and nothing is modelled.

Is this an estimate, like an automated valuation?

Accepted Answer

No. Comparable sales, area statistics and trends return only sales that actually happened and were recorded by a public authority. The valuation endpoint does produce an indicative figure, but it is derived from those recorded sales and comes back with the comparables, the method and a confidence score, and returns 422 rather than guessing when there is not enough evidence.

Why did my search return results further away than I asked for?

The relax parameter defaults to true: when the filters match no sales, the search widens, radius first and then the time window. The response carries a header marking a relaxed search. Pass relax=false to switch that off and get an empty result instead.

How fresh is the data?

Accepted Answer

Registries publish on their own schedules, from monthly to quarterly, and the API is refreshed monthly. Connecticut records end on 30 September 2024. The health endpoint reports the date of the last refresh.
