### Why the medians do not spike
Registries leak edge cases that quietly poison a median: a whole building sold once but filed as 280 individual unit deeds at the full transaction price, portfolio transfers, court-ordered changes of ownership. One 170 million dollar deal filed that way drags a Manhattan ZIP median into nine figures.
Every US transaction is classified as unit, whole_building or bulk_disguised. Bulk-disguised filings are detected where the same sale date and exact sale price appear across three or more distinct addresses at 10 million dollars or more. Comparable sales, area statistics and trends return unit-level results by default. Pass sale_type=all if you actually want the portfolio records.
### Rental yield on US markets
Area statistics return gross rental yield for the ten US markets, computed from HUD Small Area Fair Market Rents FY2026 or Census ACS 5-Year 2023. The min_beds parameter narrows the yield to a bedroom bracket.
